How We Do It
What's included, start to finish
No shortcuts — every step matters for how long it lasts.
Find the source
We trace the leak back to where water is actually getting in — usually a crack, gap, or failed section of plaster — rather than just treating the symptom.
Repair the entry point
Cracks and gaps get properly sealed and rebuilt so water has nowhere left to get in.
Rebuild and finish
The surface gets patched or replastered so it's solid, sealed, and matches the rest of your foundation.

Common Questions
Foundation Water Leak Repair FAQ
How much does foundation water leak repair cost?+
It depends on the size and location of the leak and how much repair the foundation needs. We'll give you an exact number after a free in-person estimate.
How do I know where the water is actually coming in?+
That's exactly what we look for during the estimate — tracing visible damage, cracks, and moisture back to the real entry point instead of guessing.
Will this fix a wet basement for good?+
If the cause is a crack or gap in the foundation plaster, sealing and repairing it properly should stop that source. If water is coming from grading, gutters, or a drainage issue, we'll tell you honestly so you can address that too — we're not going to pretend a patch fixes a yard drainage problem.
Can this be done in winter?+
Cold, wet conditions affect cure time on exterior repairs, so timing matters. We'll take a look and give you a straight answer on whether it's the right time or worth waiting.
What does foundation water staining look like?+
Usually a darker discoloration or streaking on the plaster below a crack or gap, sometimes with a chalky white mineral buildup (efflorescence) once the water dries. If you're seeing that, the crack above it is worth getting looked at.
What is a 'soft foundation' and how do I know if I have one?+
When water repeatedly gets into foundation plaster through cracks or gaps, it breaks the material down over time — leaving it soft, spongy, or crumbly instead of hard and solid. If you press on your foundation plaster and it feels soft or comes away in your hand, that's a sign the water damage has been going on a while and it's worth getting looked at.
